Your ideas will reflect your priorities for living and we believe this is what should drive the design of your self-build home.
At Fleming Homes, our purpose, our reason for being, is to help you create an amazing home that, simply put, is just right for you. Anything is achievable with timber frame self-build and taking inspiration and learning from other self-builders is a great way to start to explore the possibilities. Our case studies section shares some of our customers’ own inspiring stories.
I own a plot but haven’t started the design process
This is the perfect time to dive into our house designs and floor plans, house styles, interiors and finishings to start to develop and refine your design ideas. Our design brief questionnaire will help you focus on the key elements of your new home and can be used to access our free initial design service.

Knowing how your ideas will fit together into a dwelling design that’s practical to build and cost effective can be challenging and it pays to engage with our timber frame design experts early as they can help you build cost efficiencies into the design of your timber frame home. Our team can also help you identify how your individual plot influences the design process in relation to the size, shape and the orientation of your proposed home, in addition to more subtle factors such as south facing windows for solar gain and glazing to maximise the best views.
I know what I would like to build but I’m not sure if I can afford it
Use our wide range of floor plans alongside our cost calculator to increase your understanding of the cost of a self-build home in relation to floor area. Plug in the size of different designs to gain an indicative idea of the total build costs. You can then use these ball parks to build up a picture of what is affordable for you in terms of floor area.
